Author notes.  This is a fairly new phenomenon from the past years and in MOST occasions this is caused by failing washers on water heater or water softener flex connection lines.  These washers are known now to deteriorate and this is what is causing these flakes.  Its critical that you let your plumber know about this as many still arent aware of this problem!

Send the email below the line to your repair person to help keep the evaluation and repair costs down.

Hello Y'all!

We have a resident reporting black flakes in their water!  Based on our recent experiences and trials and tribulations we have learned that this is usually caused by failing gaskets/washers at the water heater supply lines as they tend to crumble after a while.  Unfortunately we learned this the hard and expensive way so if you could check this problem out with that in mind we would like to save our owners from a terribly expensive repair cost!  As always, we appreciate your time, knowledge, and consideration.

Thank you so much!

Management Team.
